The Weekly Rental for 2008 will be :

  • September/October (excluding Half Term) £550

Pool heat is optional at £10 per day. We recommend that this option is taken from October until the end of April.

1. BOOKING CONDITIONS: A deposit of £100/$150 per week, non refundable, is required to secure your booking; this is to be sent with the completed booking form. The booking/dates do not become secure in your name until both the booking form and cheque have been received and all monies cleared. Confirmation of your booking along with an invoice for the balance will be sent to you as soon as possible. The balance of your holiday booking will then become payable 8 weeks before departure. Bookings within 8 weeks of departure require immediate full payment.

2. SECURITY DEPOSIT: A security deposit of £150/$200 will be required when the final balance is due or with full payment if booking 8 weeks before arrival. This will normally be refunded within 1 months of your return subject to confirmation from our management company that the villa was left with all alarms on, doors locked, there has been no loss or damage and the villa with its contents are in the same condition as on your arrival, and no extra costs have been added to our accounts (i.e. telephone). The amount of security deposit does not limit your liability and if you or any of your party causes damage or loss which is greater than the security deposit held, you will be invoiced and held accountable for any bills to repair the said damage or loss.

3. LIABILITY LIMITATIONS: The owners or their agents will not be held responsible for loss or delay or changes caused by force majeure events (e.g. Strikes, Floods, and Fire, Transport problems of any kind, Weather Conditions, War or Terrorist activity, Closure of Airports or any other event beyond their control). We strongly recommend that all of your party take out appropriate and adequate Travel Insurance. The owners reserve the right, due to unforeseen circumstances, to change the rental address to that of a similar or upgraded property without notice. The owners will not accept liability for loss of main services, such as electricity or water supplies. Please bear in mind that your villa will be situated on developments which consist of both residential and vacation homes. Therefore the owners or owner’s agents/representatives cannot be held responsible for any ongoing construction, alterations, noise or nuisance as a result thereof on or around the housing development.

4. USE OF THE VILLA: This is a non smoking villa , smoking is not permitted in this villa, and any persons who smoke in the villa or around the pool area shall forfeit their security deposit and will be liable for any damages/odours caused due to smoking in the villa or pool area. Towels are provided for use in the villa and beach/pool towels are provided. All accommodation and community facilities are booked exclusively for the named person on the booking form. No all male or all female parties will be accepted. No Pets/animals allowed. The property is provided with a telephone, which provides free incoming calls, plus free use for local and emergency (dial 911) calls only. All outgoing long distance and international calls can be accessed with a phone card, which can be purchased locally (for example at Walmart, which is a mile away).

5. SAFETY: The owners and their agents cannot be held responsible for any personal injury, accident or death however caused and therefore again advise all guests to have full holiday insurance. Use of the swimming pool is at the guest’s own risk and we specifically request the supervision of children at all times whilst in the pool area. Guests must also exercise care on wet surfaces and tiled areas.

6. ARRIVAL / DEPARTURE: The rental commences at 4pm on the day of your arrival and ceases at 10am on the day of your departure. In the event of checking out later than this time without prior authority of the owner/management company a charge will be made for one day's rental. The property will be cleaned before your arrival and after your stay. All rentals are inclusive of electricity, water and local taxes.

7. CANCELLATIONS: In the event that you cancel your booking the following charges will apply:

  • 5 to 10 weeks before departure : 50% of rental costs

  • Less than 5 weeks before departure : 100% of rental costs

The person who made the booking must confirm all cancellations in writing. We will be pleased to provide proof of payment for a booking for the purpose of an insurance claim. Any changes to a booking once received will incur an administration fee of £25/$35.

8. COMPLAINTS PROCEDURE: If you consider you have any cause for complaint whilst in Florida, this must be notified to our local representative, whose details will be supplied to you at the time of booking.
